Letting fees for Landlords at Kens Estate
Kens Estate’s landlord letting fees, full management fees and miscellaneous charges, including VAT, for letting and managing residential rental properties in London.
Letting Fee
- 10% plus VAT (12% inc. VAT) of gross annual rental
10% plus VAT (12% inc. VAT) of gross annual rental for subsequent years - £350 plus VAT (£420.00 inc. VAT) per year, if the amount of the letting fee is less than £350
Full Management Fee
- 5% plus VAT (6% inc. VAT) of gross annual rental
- 5% plus VAT (6% inc. VAT) of gross annual rental for the second year and for subsequent years.
£600 plus VAT per year (£720.00 inc. VAT), if the amount of management fee is less than £600
Miscellaneous Fees
- Drawing up of new tenancy agreement:
£250.00 plus VAT (£300.00 inc. VAT) - Drawing up of Renewal agreement / Addendum:
£100.00 plus VAT (£120.00 inc. VAT) - Arrangement of deposit protection scheme:
£25.00 plus VAT (£30.00 inc. VAT) - Referencing:
£50.00 plus VAT (£60.00 inc. VAT) per person - Referencing for 3 tenants or more for a tenancy:
£40.00 plus VAT (£48.00 inc. VAT) per person - Property Visit on request:
£60.00 plus VAT (£72.00 inc. VAT) per visit - Request to obtain certificates, including EPC, Gas Safety Certificate, EICR, PAT test and floor plans on non-management properties:
£50.00 plus VAT (£60.00 inc. VAT) on top of contractor cost. - Property maintenance work to carry out work on non-management properties.
- Betterment and refurbishment work on any property:
15% plus VAT of the total net cost of the work or purchased items, subject to a minimum charge of £100.00 plus VAT (£120.00 inc. VAT) per contractor on top of the cost. - Management service for vacant property between lettings during periods when the property is un-let:
£60.00 plus VAT (£72.00 inc. VAT) per week - Insurance claims:
15% plus VAT of the claim value, subject to a minimum charge of £250.00 plus VAT (£300.00 inc. VAT)
