Major Reform Affecting Tenancy Agreements, Renewals and Terminations in the UK
The Renters’ Rights Act is being introduced in stages toward 2026, and in day-to-day rental practice we are already seeing situations where the traditional approach no longer applies.

Referencing for 3 tenants or more for a tenancy: £40.00 plus VAT (£48.00 inc. VAT) per person
Property Visit on request: £60.00 plus VAT (£72.00 inc. VAT) per visit
Request to obtain certificates (i.e. EPC, Gas Safety Certificate, EICR and PAT test) and floor plans on Non-Management Properties: £50.00 plus VAT (£60.00 incl VAT) on top of contractor cost.
Property maintenance work to carry out work on non-Management properties and
Betterment & Refurbishment work on any property: 15 % plus VAT of the total net cost of the work or purchased items subject to a minimum charge of £100.00 plus VAT (£120.00 incl VAT) per contractor on top of the cost
Mmanagement service for vacant property between lettings during periods when the Property is un-let: £60.00 plus VAT (£72.00 inc. VAT) per week
Insurance claims: 15 % plus VAT of the claim value subject to a minimum charge of £250.00 plus VAT (£300.00 inc. VAT)
